What is a 4-Point Inspection

A 4-Point inspection covers four major components of the home: roof, electrical wiring and panels, HVAC, and plumbing connections and fixtures. Certified WIN Home Inspectors can conduct 4-point inspections as a standalone service or at the same time as a full home inspection depending on the needs of the homeowner or buyer.

Why is 4-Point Inspection required?

Florida homeowners’ insurance companies require 4-Point Inspection reports for many types of homes. Homes more than 20 years old are required to have a 4-point inspection before insurance companies will issue new coverage or renew existing coverage.

What is covered in a 4-Point Inspection?

A WIN 4-point Inspection examines the following components of a property:

  • Roof: Age and condition reviewed, with an inspector looking for various issues such as leaks, attic ventilation, and more.
  • Plumbing Connections and Fixtures: The material and age of plumbing supply lines are examined, and the condition of a water heater.
  • Electrical Wiring and Panels: An evaluation of a property’s electrical system, including the kind of wiring used and the condition of an electrical panel.
  • HVAC: An assessment of the age and condition of a home’s centralized heating and air system, checking for signs of leakage and other detrimental issues.
